Moving in the best tenant

We take responsibility and ensure all the essential checks and paperwork are in place before a new tenant moves into your property keeping them - and you - safe.

Looking after your Property:

We will visit the property in regular basis. The first visit will take place within the first 6 weeks of the tenancy commencing and are then carried out on a biannually basis. We would also co-ordination of minor repairs or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary

Full Management Service - 10% of Monthly Rent

We will take care of everything in relation to letting your property from advertising and marketing, referencing and credit checking applicants through to organising contractors for repairs and ensuring rents are paid on time.

Tenant Search Only Service - First months Rent

We will advertise and market your property, reference and credit check for your potential tenant and prepare the tenancy agreements for you

Tenancy Deposit Scheme:-

A charge of £25.00 (no VAT) will be applied for registering the tenancy deposit into the scheme administered by ‘The Deposit Protection Service’. More details of their scheme can be found at www.depositprotection.com


Inventory Charges:-

Photographs only (no report) - £75.00 (no VAT) (up to 2 bedrooms) + £15.00 (no VAT) per additional bedroom
Unfurnished property - £150.00 (no VAT) (up to 2 bedrooms) + £25.00 (no VAT) per additional bedroom
Part furnished property - £200.00 (no VAT) (up to 2 bedrooms) + £35.00 (no VAT) per additional bedroom
Furnished property - £250.00 (no VAT) (up to 2 bedrooms) + £45.00 (no VAT) per additional bedroom

Tenancy Renewal Fee:-

£60.00 (no VAT)

Gas and Electrical Certificates:

Gas - £85.00 (no VAT) minimum for up to two appliances plus extras if any repairs are required.
Electric - £175.00 (no VAT) valid for 5 years

End of Tenancy:-

£75.00 (no VAT)

SERVING OF NOTICE (Section 8 or Section 21):

£45.00 (no VAT)
